We've lived in our Jumeirah Village Circle apartment for two years and just noticed a bunch of black spots spreading along the wall behind our bedroom wardrobe. It's been extra humid lately and the AC in that room seems to struggle. My main concern is whether this is something I need to handle myself or if I should be contacting my landlord to fix it?

Contact your landlord immediately. Under Dubai rental law (Law No. 26 of 2007), landlords are responsible for fixing issues that affect the habitability of the property, which includes structural dampness and mold caused by building envelope leaks or faulty AC systems. Document the issue with clear photos and notify them in writing.

Do not attempt a DIY fix. The mold behind the wardrobe is likely extensive, and simply wiping visible spots misses the hidden growth inside the wall. The root cause is almost certainly the struggling AC unit failing to control humidity and causing condensation, a very common issue in Dubai's climate. Disturbing it without proper containment can spread spores throughout your apartment.

A professional inspection is needed to identify the moisture source—whether it's a condensation cold bridge, a leak, or both. The landlord should arrange this. Remediation requires isolating the area, removing affected materials safely, and fixing the AC or insulation flaw to prevent rapid regrowth. Until it's assessed, keep the area ventilated and avoid using that AC unit if it's not cooling properly.
