Should I get my AC ducts inspected for mold?« Back to Previous Page

My kids have been coughing a lot lately and I'm starting to suspect something in our villa's AC ducts. We've lived in Al Barsha for about 3 years and just noticed a few black spots around the vent in the master bedroom, plus the air sometimes smells a bit damp. Is this something I need to get an inspector for immediately, or can it wait a few weeks?

Yes, given your description, a professional inspection is strongly recommended. The combination of visible black spots, a damp smell, and respiratory symptoms in children points to a likely mold issue that should be addressed.

Dubai's high humidity and constant AC use create ideal conditions for mold in ductwork. Condensation inside the units and ducts provides the moisture mold needs to grow. The black spots you see are just the visible colony; the main growth is often hidden inside the ductwork or on the cooling coils, which is why the smell permeates the air.

For children, who are more susceptible to airborne irritants, prolonged exposure to mold spores from the AC can significantly worsen coughing and allergies. The Dubai Municipality has clear indoor air quality guidelines, and visible microbial growth in ventilation systems is a recognized health concern.

Do not attempt to clean it yourself, as this can aerosolize a high concentration of spores throughout the villa. A certified inspector will use tools like borescopes to view inside ducts and, most importantly, take air and surface samples for lab analysis. This identifies the species and concentration, which determines the necessary remediation steps. It is better to have this assessed now rather than wait, as the problem will not resolve on its own.
