Should I handle black mold myself or call Dubai landlord?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, behind the clothes. It’s on the wall that faces the outside, and I’m worried the recent humidity made it worse. What’s the best way to handle this myself, or should I call my landlord in Dubai immediately?

For a small patch (under one square foot), you can handle it yourself with proper precautions. The location on an exterior wall suggests condensation from the temperature differential between the air-conditioned room and the hot outside wall is the likely cause, a very common issue here.

Wear an N95 mask, gloves, and eye protection. Mix a solution of one part white vinegar to three parts water or a diluted bleach solution (check manufacturer guidelines for surfaces). Scrub the area thoroughly, let it dry completely, and dispose of any contaminated materials. Ensure the area is well-ventilated during the process.

However, you should immediately notify your landlord in writing. Under Dubai rental law, the property owner is responsible for addressing the underlying cause of the mold, which is a structural or maintenance issue—in this case, likely insufficient insulation on that exterior wall or a potential hidden water leak. Simply cleaning the visible mold without fixing the root cause will result in it returning quickly due to our high humidity.

If the mold covers a larger area, has a musty odor, or returns after cleaning, a professional inspection is needed to assess for hidden growth inside the wall cavity. Landlords are typically responsible for remediation costs when the source is a building envelope flaw.
