Should I hire a mold inspector and remover together?« Back to Previous Page

My kids have been coughing a lot lately, and I just found a patch of black spots behind the wardrobe in our master bedroom, which is right next to the AC vent. We've lived in this Jumeirah villa for 2 years and just noticed this, but it might have been there longer. Is it better to hire a company that does both mold inspection and removal, or should I get a separate specialist just to check it first?

The black spots near your AC vent combined with your kids' coughing warrants a professional inspection first. Dubai's high humidity and constant AC use create ideal conditions for mold, especially in poorly ventilated areas like behind furniture. An inspection will identify the species and the source of the moisture—whether it's a condensation leak from the AC unit, a plumbing issue, or external seepage.

Hiring a separate inspector initially is often the more prudent choice. Their sole job is to diagnose the problem without a financial incentive to sell remediation. A proper inspection includes air and surface sampling sent to an independent microbiology lab for analysis. This report will tell you exactly what you're dealing with and the spore count in your air, which is crucial for understanding its impact on your family's health.

Once you have the lab report, you can then hire a remediation company. The report provides a clear scope of work, allowing you to get accurate, comparable quotes. Some reputable companies offer both inspection and remediation, but they must maintain a strict separation between the two departments to avoid conflict of interest. Ask any combined company if their inspection report is performed by a separate team and if they would provide the full lab results to you even if you chose not to use their remediation service. This transparency is key.
