Should I hire a pro for AC leak mold or DIY?« Back to Previous Page

The AC unit in our Jumeirah villa has been leaking a bit, and now I'm seeing these black spots spreading on the wall behind the bedroom wardrobe. It's been getting worse over the last couple of weeks since the humidity spiked. I'm pretty handy, but I'm worried about it coming back if I don't do it right. Is this a job for a professional mold remediation company, or can I tackle it myself with a bleach solution?

Based on your description of a recurring AC leak and spreading black spots behind a wardrobe in Jumeirah, this is unequivocally a job for professional mold remediation, not a DIY attempt with bleach.

The key issue is the ongoing moisture source from the AC leak. Simply wiping the visible mold will not address the root cause, and the growth will return, often more aggressively. In Dubai's high humidity, mold spores proliferate rapidly behind walls and within the structure itself, long before it becomes visible on the surface. A bleach solution is ineffective and dangerous; it may temporarily discolour the surface mold but does not kill the root structure (hyphae) and can release harmful bleach fumes into your indoor air, especially when combined with the spores being disturbed.

A professional approach is mandated. We would first conduct a comprehensive inspection, including moisture mapping and possibly air quality testing, to determine the full extent of the contamination behind the wall and in the cavity. The remediation process is technical: it involves isolating the area with containment barriers, using negative air pressure with HEPA filtration to prevent cross-contamination, safely removing the affected building materials (e.g., drywall), and employing industrial-grade antimicrobial agents to eliminate the colony at its root. Crucially, the AC leak must be identified and repaired by a certified HVAC technician to prevent recurrence.

For a villa in Jumeirah, where property value and family health are paramount, professional remediation is the only solution that guarantees the problem is solved safely and permanently. I strongly recommend you call our certified team for an inspection. Please contact Saniservice at 800-MOLDS (800-66537) or email hello@saniservice.com to schedule an assessment.
