Should I remove AC mold myself or call building management?« Back to Previous Page

The AC in my bedroom has been leaking a bit onto the carpet for the last few weeks, and I just pulled the corner back to find a huge patch of black and green mold on the skirting board and the concrete underneath. It’s in the corner behind the curtain so I never saw it. What’s the best way to handle this myself, or should I call my building management first?

Call your building management first. In Dubai, the responsibility for fixing the AC unit and any resulting structural damage to the building (like the skirting board and concrete slab) typically falls on the property owner or management company. They must send a technician to repair the leak at its source, which is the critical first step.
Do not attempt a full removal yourself. The combination of Dubai's high humidity and the mold's location on porous materials (concrete, wood) means it has likely penetrated deeply. Disturbing it without proper containment, such as by scrubbing, can aerosolize a high concentration of spores throughout your bedroom, significantly worsening indoor air quality. For a patch larger than one square meter, which this likely is, professional assessment and remediation are strongly advised to prevent recurrence and ensure it's done safely. A professional inspection can determine the extent of the growth behind the walls and the specific species present, as some types common in AC systems are more problematic than others. While you wait for management, you can lightly mist the visible mold with a diluted white vinegar solution to help suppress spores, but avoid bleach and do not scrub. Ensure the room is well-ventilated. The key is stopping the moisture source first; without that fixed, the mold will return regardless of cleaning. |
