Should I remove black mold myself or hire a professional?« Back to Previous Page

The AC in my apartment seems to be leaking a bit of water into the wall behind it in the living room. I just pulled the unit out to check and found a pretty nasty patch of black mold spreading on the drywall, about the size of a dinner plate. I’m in an older building in Bur Dubai and I’m worried about the health risks and it damaging the wall further. Should I tackle this myself with bleach or is this a job for a professional mold remediation company, and what kind of cost am I looking at for a fix like this?

Based on the symptoms you've described—a recurring AC leak and a visible mold colony the size of a dinner plate on drywall—this is not a DIY project. I strongly recommend you stop and call a professional for inspection and remediation.

The primary reason is the confirmed presence of moisture and the porous nature of drywall. In Dubai's high-humidity climate, AC condensation issues are a primary cause of mold growth. While surface cleaning with bleach might appear to work, it is ineffective and dangerous. Bleach does not penetrate porous materials; it only bleaches the surface pigment, leaving the root colony intact to regrow. More critically, disturbing the colony without proper containment, such as by scrubbing it, will aerosolize a massive number of toxic spores, significantly increasing your inhalation exposure and risking cross-contamination to other areas of your apartment.

Furthermore, UAE regulations, particularly from Dubai Municipality, have strict guidelines for environmental health and safety in buildings. Improper handling that leads to tenant health issues or building contamination can create liability.

A professional assessment is crucial. Our certified inspectors use thermal imaging to map the full extent of the moisture intrusion and air sampling to identify the spore species and concentration. For a case like yours, remediation would involve setting up negative air pressure containment, safely removing and disposing of the affected drywall, HEPA vacuuming, and applying specialized antimicrobial agents. The cost for a localized remediation of this scale typically ranges from AED 1,500 to AED 3,500, depending on the extent of the damage behind the wall.
