Should I remove mold from AC leak or call management?« Back to Previous Page

The AC in my bedroom has been leaking a bit for a while, and now I’ve pulled back the corner of the carpet near the wall and found a patch of black, fuzzy mold about the size of a dinner plate. It's been humid lately and I'm worried it's spread behind the wall. What's the most effective way to deal with this myself, or should I call my building management in Dubai Marina immediately?

Black mold from an AC leak requires immediate action due to the high humidity and condensation common in Dubai, which accelerates its growth. Given its location under the carpet and potential spread into the wall cavity, this is not a simple surface clean.

For a resident in a Dubai Marina apartment, your first call should be to building management. Your tenancy contract and Dubai's strata laws (JOPD) typically make the building owner responsible for the structural integrity of the building envelope, including fixing the source of the AC leak. Document the issue with clear photos and send a formal email to them requesting repair. Do not attempt a major remediation yourself, as disturbing it can release a large number of spores.

While waiting for management, you can carefully address the immediate area. Wear an N95 mask and gloves. Isolate the space by closing the door. For a small, accessible patch, a solution of white vinegar or a dedicated mold remover can be used on non-porous surfaces. However, carpet backing and drywall are porous; cleaning the surface often leaves the root structure intact, leading to regrowth.

The critical step is a professional inspection to assess hidden damage behind the wall. A thorough assessment with moisture meters and, if necessary, air or surface sampling from a certified microbiology lab is the only way to confirm the extent of contamination and verify it is effectively removed after the leak is fixed. Building management may arrange this, but you can also independently commission it for peace of mind.
