Should I remove mold under AC or call management?« Back to Previous Page

Our AC in the bedroom has been leaking a little for the past couple of weeks and I just pulled back the corner of the carpet near the vent in our Marina apartment. There's a patch of black, fuzzy mold about the size of a dinner plate on the concrete underneath. I'm really worried about it spreading. What's the best way to handle this myself, or should I call my building management first?

Call your building management first. In Dubai, AC condensation drainage issues are often the building's responsibility, especially in apartments like those in Marina where the system is part of the central infrastructure. The leak is the source of the problem, and they need to send their HVAC technician to repair it immediately to prevent further water damage and mold growth.

For the existing mold, do not attempt to remove it yourself. Disturbing a patch that size can aerosolize a significant number of spores, potentially spreading them throughout your bedroom and increasing inhalation risk. The concrete substrate makes effective DIY cleaning difficult, as porous materials can harbor mold deep within, leading to rapid regrowth.

Given Dubai's high humidity, this damp patch will continue to fuel mold expansion without professional-grade drying and remediation. A proper response involves containing the area, using HEPA filtration to capture spores during removal, and applying antimicrobial treatments to the concrete. Since the mold is hidden under carpet, there is a high likelihood of a larger affected area than what is immediately visible.

Request that management not only fixes the leak but also addresses the resulting damage. For verification of complete removal, a post-remediation test from an independent lab is the most reliable way to confirm the environment is safe. This is a common and reasonable request for a situation of this scale.
