Should I report a wall crack after rain in Dubai?« Back to Previous Page

We've lived in our villa in Al Barsha for two years and just noticed a small crack in the outer wall near the back gate. After the recent heavy rain, it looks like it might have gotten a bit wider and I'm worried about water getting in. Is this something I need to report to Dubai Municipality urgently, or is it more of a routine maintenance issue for my landlord?

Based on Dubai's building regulations and the climate here, that crack is definitely something to take seriously, especially after the heavy rain we just had. Water intrusion is a primary concern as it can lead to structural damage and mold growth inside the walls, which is a major health hazard.

While it's your landlord's responsibility to handle maintenance, the urgency depends on the crack's characteristics. If it's a hairline crack (less than 2-3mm) and appears static, it might be minor settlement. However, the fact that it widened after the rain is a significant red flag. This indicates movement, potentially from water saturation affecting the foundation or subsoil, which is common in areas like Al Barsha.

You should document it immediately with photos and a dated note. Inform your landlord in writing, citing your concerns about water ingress and potential structural compromise. Under UAE tenancy law, the landlord is obligated to maintain the property's structural integrity.

For a proper assessment, I strongly recommend a professional inspection. We use specialized tools like borescopes and moisture meters to determine the depth, cause, and severity of the crack behind the surface. This tells us if it's just cosmetic or something more serious that needs immediate remediation to prevent further damage.

If you're unsure or want a professional opinion to present to your landlord, give us a call at 800-MOLDS (800-66537) or email hello@saniservice.com. We can provide a detailed report that outlines exactly what needs to be done.
