Should I report bathroom black mold to building management?« Back to Previous Page

We’ve lived here for 2 years and just noticed what looks like black mold growing along the bottom of the shower wall tiles in our master bathroom. It’s especially bad in the corner where the shower door meets the wall. The apartment is in a Marina tower and I’m worried the humidity is making it worse. Is this something I should report to the building management immediately, or is it my responsibility to fix?

Start by documenting the mold with clear photos and reporting it to building management immediately. In Dubai, the responsibility for structural issues that cause moisture intrusion, like leaking pipes inside walls or faulty waterproofing, typically falls on the building owner. Your tenancy contract may also specify maintenance responsibilities.

The constant high humidity in Marina, combined with shower steam and potential for concealed leaks, creates ideal conditions for mold. What you see on the tile grout is often just the surface manifestation; the underlying cause could be more significant. Building management should dispatch a technician to investigate for leaks from adjacent apartments or within the wall cavity.

For a small, surface-level patch confined to grout, cleaning with a dedicated mold remover may be sufficient. However, given its location at the shower door junction—a common failure point for seals—and the description of it being "especially bad," a professional assessment is prudent to rule out hidden damage. They can determine if the waterproofing membrane behind the tiles is compromised, which is a structural repair. Always ensure the bathroom's ventilation fan is used during and for at least 30 minutes after showering to reduce ambient humidity.
