Should I report bathroom black mold to my Dubai landlord?« Back to Previous Page

My kids have been coughing and I suspect it's because of the black mold I just found growing behind the toilet in our master bathroom. We've lived here for 2 years and just noticed it when I was cleaning, but it's pretty widespread along the base of the wall. I'm really worried about their health and the damage to the apartment. What's the best way to get rid of this safely, and should I report it to my landlord in Dubai immediately?

Yes, report it to your landlord immediately. Under Dubai rental law (Law No. 26 of 2007), landlords are generally responsible for addressing structural and maintenance issues that affect the property's habitability, which includes moisture infiltration leading to mold.

Document the issue thoroughly with clear photos and a dated written notice to your landlord or property management company. This creates a formal record of the issue and your notification. The widespread growth along the base of the wall strongly suggests a persistent moisture source, likely a hidden leak from plumbing within the wall or a sealing failure. This is not just surface condensation and requires professional diagnosis to find the root cause.

For your children's health, it's wise to assume the mold is problematic until identified. Disturbing it during cleaning can aerosolize spores. For widespread growth, a professional inspection is recommended to assess the extent and identify the species, as some types of black mold are more concerning than others.

Until it's addressed, improve ventilation by running the bathroom exhaust fan for at least 30 minutes after showers and keep the door open when possible. Wipe down wet surfaces to reduce ambient humidity that fuels mold growth in our climate. The landlord should arrange for a technician to find the leak's source and a qualified remediation team to safely remove the contaminated materials and treat the area.
