Should I report black mold to my landlord or handle it?« Back to Previous Page

My kids have been coughing and I suspect it's from the black mold I just found behind our bedroom wardrobe in Silicon Oasis. It's been getting worse since the humidity spiked a couple of months ago. I've tried wiping it with vinegar but it keeps coming back. Is this something I should report to my landlord, or am I responsible for dealing with it myself as the tenant?

Yes, report this to your landlord immediately. Under Dubai rental law (Law No. 26 of 2007), landlords are responsible for maintaining the property's structural integrity and ensuring it is habitable, which includes addressing issues like persistent dampness and mold that affect health. Since the mold is behind a fixed fixture like a wardrobe and is recurring, it strongly suggests a hidden moisture source from a leak or penetrating damp that is the landlord's responsibility to fix.

Vinegar only removes surface mold you can see; it does not address the root moisture problem or the hyphae (root structures) growing within the wall. The recurring high humidity here, combined with condensation from year-round AC use, creates a perfect environment for mold to regrow if the underlying issue isn't resolved.

For your children's health, this should be professionally assessed. The coughing is a common reaction to mold spores. A proper inspection can identify the exact moisture source and the mold species present. The remediation process for a case like this typically involves identifying and stopping the water intrusion, containing the area during removal to prevent spore spread, safely disposing of contaminated porous materials like drywall, and treating the area with professional-grade antimicrobials.

Your first step is to formally notify your landlord in writing, with photos. They should arrange for the inspection and remediation. If they are unresponsive, you can file a complaint with the Rental Dispute Center (RDC) in Dubai.
