Should I report mold to my landlord immediately?« Back to Previous Page

The AC in my apartment seems to be blowing out a weird, damp odor, and I just found patches of black and green fuzzy stuff along the wall behind my bedroom wardrobe. It's been incredibly humid the last few weeks. Given how bad the humidity is here, is this something I need to get my landlord to fix immediately, or can it wait until next week?

Yes, report it immediately. Under Dubai rental law (Law No. 26 of 2007), landlords are responsible for maintaining the property's structural integrity and ensuring it is habitable. A mold infestation, especially one linked to a building issue like a leaking AC unit or water seepage, falls squarely under their obligation to repair.

The damp odor from your AC and the visible growth behind the wardrobe are connected. The high humidity causes condensation, and your AC's drain line or internal drip pan may be clogged or damaged, creating a constant moisture source. This won't get better on its own; it will spread into wall cavities and belongings. Waiting a week allows for significant expansion, increasing remediation complexity.

When you notify your landlord, do it in writing (email is best) and include clear photos of both the mold patches and the AC unit. This creates a dated record of the issue. They should arrange for a professional inspection to identify the exact moisture source. Proper remediation involves fixing the leak, not just wiping the visible mold away.

Until it's addressed, keep the area as ventilated as possible and consider using a dehumidifier. Do not attempt to clean it with bleach yourself, as this can aerosolize spores and only removes surface discoloration, not the root problem.
