Should I tell landlord about black mold in closet?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, behind all the clothes. It’s on the wall that faces the outside, and it feels a bit damp. What's the best way to get rid of this safely, and is this something I should tell my landlord about immediately?

Yes, you should inform your landlord immediately. In Dubai, black mold growth, especially on an exterior wall, often indicates a more serious issue like a hidden water leak or significant condensation that is the property owner's responsibility to fix.

First, document the mold with clear photos and send them to your landlord or building management via email for a written record. Do not attempt to clean it yourself with bleach, as this only removes surface discoloration and can aerosolize spores. The underlying moisture problem must be addressed to prevent regrowth, which is a structural issue for the property owner to resolve.

Given the UAE's high humidity and constant AC use, condensation within walls is common. The mold is likely on the inside of the exterior wall where cool indoor air meets the hot outside surface, creating a damp environment. A professional inspection can identify the exact moisture source—whether it's a leak from a pipe, faulty sealant, or inadequate insulation. Remediation involves fixing the leak, properly drying the structure, and then safely removing the contaminated materials.

Until it is assessed, keep the closet door closed and consider moving clothing away from the area to prevent cross-contamination. Your landlord should arrange for a qualified mold inspector to assess the extent and identify the moisture source before any remediation begins.
