Should I test bedroom mold before telling my Dubai landlord?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black speckles growing along the corner where the wall meets the ceiling in our master bedroom in Jumeirah. It’s right behind the headboard and I only saw it when I was moving furniture. What's the best way to handle this with my landlord here in Dubai, and should I get it professionally tested first?

Based on the specifics you've described—black speckles at the wall-ceiling junction, behind furniture, in a high-humidity climate like Jumeirah—my professional recommendation is to absolutely get a professional inspection and potentially testing before formally notifying your landlord.

Here’s why: While the visual identification is a major red flag, a certified inspection will provide the objective, scientific evidence you need. We use tools like moisture meters and thermal imaging to locate the source of the moisture intrusion (often a small AC leak or condensation issue in these cases) and air/o-tape samples to identify the spore types and concentration levels. This data is crucial. It moves the conversation from a subjective "there's some mold" to a definitive report stating the exact cause, extent, and recommended remediation protocol according to UAE standards.

Presenting your landlord with a professional report from a company like ours immediately elevates the issue. It demonstrates you are serious, have done your due diligence, and have a clear, evidence-based path forward for repair. This typically leads to a much faster and more cooperative resolution, as the landlord has a clear scope of work to address. In my experience, approaching it without this can sometimes lead to delays or a minimal "wipe it down with bleach" response, which does not solve the underlying moisture problem and the mold will simply return.

For a definitive answer and to get the process started correctly, I strongly advise calling for a professional assessment.
