Should I treat black mold myself or call building management?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, behind the clothes. It's on the wall that faces the outside, and it feels slightly damp. With the humidity lately, I'm worried it's getting worse. What's the best way to treat this myself, or should I call the building management first?

Given the dampness and location on an exterior wall, this is likely a condensation issue exacerbated by Dubai's high humidity and constant AC use. The wall may be colder than the room's dew point, causing moisture to condense behind your clothes.
For a small patch (under one square meter), you can treat it yourself. Wear an N95 mask and gloves. Mix a solution of one part white vinegar to four parts water, scrub the area, and let it dry completely. Do not use bleach, as it only removes the colour and not the root structure. Crucially, you must address the moisture source. Move clothes away from the wall, ensure the closet is well-ventilated, and consider using a desiccant dehumidifier in the room. However, since the wall feels damp and it's on an exterior boundary, this could indicate a more serious issue like a leak in the building envelope or inadequate insulation. In such cases, the responsibility often falls on building management under Dubai's Strata Law for common property defects. Given the potential for hidden moisture within the wall, a professional inspection is advisable to assess the full extent and identify the true cause. They can use moisture meters and thermal imaging to see what's happening inside the wall cavity, which is critical for a permanent solution. |
