Should I treat mold from AC leak myself or call pros?« Back to Previous Page

The AC in my apartment seems to be leaking a little onto the carpet in the master bedroom, and now I’m seeing a few small black spots near the wall. It’s been getting worse over the last couple of weeks, but with the humidity now, I'm worried it could spread quickly behind the skirting board. How urgently do I need to get a professional mold removal company in to handle this, or is it something I can treat myself first?

A small AC leak in Dubai's climate can escalate quickly. The high humidity provides ideal conditions for mold to spread within 24-48 hours, often into wall cavities and under flooring where you can't see it. For a leak that's been active for weeks with visible growth, a professional assessment is strongly recommended to determine the full extent.

You can clean small, superficial spots on a non-porous surface with a diluted detergent solution, but carpet and the damp padding beneath are nearly impossible to fully disinfect yourself. The goal is to stop the moisture source first. Have an AC technician repair the leak immediately—this is the most critical step.

For the mold, DIY attempts often spread spores or leave moisture behind, leading to regrowth. Professionals use containment, HEPA filtration, and moisture meters to find hidden dampness. They can also conduct post-remediation verification to confirm the space is truly dry and clean. In many cases, the carpet and underlay must be removed to properly dry and treat the subfloor. Given the potential for unseen damage, a professional inspection is the most reliable way to protect your indoor air quality and property.
