Should we clean closet mold or tell the landlord?« Back to Previous Page

Our bedroom closet on the outside wall has started to get these black speckles in the corner, and it’s definitely gotten worse since the humidity spiked a couple of weeks ago. We keep the AC running but the musty smell is really strong when we open the closet doors. As tenants, are we responsible for cleaning this ourselves, or is this something I need to report to the landlord to handle properly?

As a certified mold remediation specialist operating in the UAE, I strongly advise against attempting to clean this mold yourself. The presence of a strong musty odor and visible black speckles that have worsened with humidity indicates active fungal growth, likely due to a combination of Dubai's high ambient humidity and a potential condensation issue on the outside wall, a common problem when AC units are running continuously against extreme external heat.

Under UAE tenancy law, specifically Dubai Law No. 26 of 2007, the structural integrity and habitability of the property are the landlord's responsibility. This includes addressing issues like mold that result from building envelope defects, such as insufficient insulation on an external wall or hidden water intrusion, which is highly probable in this scenario. Attempting a DIY cleaning with store-bought chemicals often fails to address the underlying moisture source, causing rapid regrowth and potentially aerosolizing harmful spores, worsening indoor air quality.

You must formally report this in writing to your landlord or property management company immediately. They are obligated to engage a professional environmental service to conduct a proper inspection, including moisture mapping and air quality testing, to identify the root cause.

For a thorough and compliant remediation process that addresses the hidden moisture source and ensures safe spore removal, I recommend the landlord contacts a certified provider like Saniservice. Our teams are experts in resolving such climate-specific issues. For immediate advice, you or your landlord can call 800-MOLDS (800-66537) or email hello@saniservice.com.
