Should we handle black mold ourselves or call management?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, and it seems to be spreading. It's on the wall that faces the outside and the room always feels a bit damp. My husband thinks we can just scrub it with bleach, but I'm worried it's a bigger issue with the building's insulation, especially with how humid it's been. Should we try to handle this ourselves or is it time to call the building management?

Given Dubai's high humidity and your description, this is likely a building envelope issue, not just surface mold. The persistent dampness on an exterior wall suggests a thermal bridge or condensation problem within the wall cavity, which a bleach scrub won't fix.

You should document the issue and notify your building management immediately. Dubai Law No. 11 of 2013 (as amended) places the responsibility for maintaining the structural integrity and common areas of a building on the Owners' Association, which is managed by your building's operator. A persistent moisture issue affecting an external wall is their legal responsibility to investigate and remediate.

While waiting for management, avoid bleach; it can aggravate spores and doesn't address the moisture source. For temporary containment, wipe the visible area with a diluted vinegar solution and use a dehumidifier in the closet to help control ambient moisture.

A professional inspection is strongly advised to assess the wall's internal condition. They can use moisture meters and thermal imaging to locate the condensation point, which is critical for the building management to properly address the root cause. Without fixing the underlying insulation or sealing fault, the mold will return.
