The AC in my apartment in Jumeirah Village Circle has been leaking a little for the past month, and now I’ve spotted this black, fuzzy patch on the wall behind the unit. My husband and I have both had a constant stuffy nose and sore throats that just won’t go away, and we’re starting to worry. Is this kind of mold in Dubai common, and should we be pushing our landlord to get a professional inspection done, or is it enough to just clean it ourselves with bleach?

Under Dubai rental laws (RERA), the landlord is typically responsible for repairing the AC unit itself, which is the source of the moisture. The resulting property damage, including mold remediation, is also generally their obligation.

You should formally request both an AC repair and a professional mold inspection. Push for this in writing, citing your health symptoms and the visible damage. A proper inspection involves more than a visual check; it includes moisture mapping and often air or surface sampling to identify the species and concentration, which guides the correct remediation protocol. This scientific approach is crucial, as some species common here can cause more significant health effects than others. Without stopping the leak and properly remediating the affected building materials, the problem will recur.
