Should we treat black mold from AC leak ourselves?« Back to Previous Page

The AC in our bedroom has been leaking a bit for a couple of weeks, and now we've just found a patch of black mold behind the headboard. My husband has started wheezing at night and we're both constantly stuffy. Is this level of mold something we need to get professionally treated immediately, or can we handle it ourselves with bleach?

Based on the symptoms you've described—wheezing and persistent stuffiness—this is a significant health concern that requires immediate professional attention. Black mold, often referring to Stachybotrys chartarum, can produce mycotoxins that are particularly problematic in enclosed spaces like bedrooms, especially with continuous exposure during sleep.

The UAE's high humidity and year-round reliance on AC systems create a perfect environment for mold growth. An AC leak provides the constant moisture necessary for mold to thrive. Attempting a DIY treatment with bleach is strongly discouraged. Bleach is ineffective on porous surfaces, as it only removes the surface discoloration while leaving the root structure intact. Furthermore, it can agitate the mold, releasing a higher concentration of spores and mycotoxins into the air you breathe, potentially worsening respiratory symptoms.

Dubai Municipality has clear guidelines for environmental health and indoor air quality, and improper handling of mold can violate these standards. A professional inspection is not just recommended; it is essential. Our certified inspectors use moisture meters, thermal imaging, and air sampling to identify the full extent of the contamination, including within the AC unit and ductwork, which is often the hidden source.

For your health and safety, we advise against disturbing the area. The required remediation involves containment, HEPA filtration, and specialized antimicrobial agents, not bleach.
