Small AC leak mold in Dubai: DIY or call professional?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a bit of water, and now I'm seeing these small black spots spreading on the wall behind the bedroom wardrobe. We've lived here for 2 years and just noticed it while cleaning, and I'm worried it might be the cause of my recent allergies. For a small patch like this, maybe a couple of square feet, is it something I can handle myself with products from ACE, or should I just call a professional mold remediation company and what would that typically cost in Dubai?

That black spotting is almost certainly mold, and your suspicion that it's connected to your AC leak and allergies is very plausible. The constant humidity and condensation from a leaking unit in Dubai's climate creates the perfect breeding ground.

For a small, surface-level patch (under 10 sq. ft), a careful DIY approach can be effective. Wear an N95 mask, gloves, and goggles. Move the wardrobe to fully expose the area. A solution of diluted white vinegar or a dedicated mold remover from a hardware store can kill the surface growth. Scrub the area, let it dry completely, and fix the AC leak—this is the most critical step, as the mold will return if the moisture source remains.

However, given its location behind furniture where it's been spreading unseen, there's a significant chance the moisture has penetrated the drywall or backing material. If the wall feels soft, the spots are textured and fuzzy, or the staining is deep, it indicates a more established colony that DIY surface cleaning cannot address. In these cases, and especially due to your allergy symptoms, a professional assessment is strongly advised. They can determine the extent of the infestation, safely contain the area during removal to prevent spore dispersal, and verify with moisture meters that the wall cavity is dry. The cost for a small remediation job like this will vary based on the extent of the damage and the required containment procedures; it's best to request an on-site assessment for an accurate scope of work.
