My kids have been coughing non-stop for the past month and my own allergies are going crazy, and I'm starting to suspect it's our AC unit. I noticed some black specks around the air vent in the master bedroom and the room has a damp, stale smell, especially when the AC kicks on. We’re in an older building in Jumeirah 1. What’s the best way to get a proper mold inspection done here to see if this is the cause?

Your symptoms and the visual signs strongly suggest a mold issue, which is common in older Dubai buildings where high humidity and constant AC use create condensation problems. The damp smell when the AC starts is a key indicator of microbial growth inside the unit or ductwork.

For a proper inspection, do not use a company that only does a visual check. You need a certified mold inspector who uses a borescope to look inside the AC unit and ductwork and, crucially, takes air and surface samples for lab analysis. This is the only way to identify the specific mold species and its concentration, which dictates the proper remediation method. In the UAE, look for a provider whose methodology aligns with IICRC S520 standards.

Before the inspection, avoid disturbing the visible specks, as this can release spores. Keep the AC off in that room if possible to prevent further circulation. The inspection should provide a detailed report with the lab findings, which is essential for any remediation company to address the problem correctly and for your own records with building management.
