Suspected mold in Dubai apartment: who to call first?« Back to Previous Page

We’ve lived here for 2 years in a JBR tower and just noticed a bunch of black speckles in the corner of our master bedroom closet. It's on the wall that faces the outside, and with all the humidity lately, I'm really worried it's mold. What's the best way to get a proper mold inspection done here, and should I contact building management first or just call a specialist myself?

Based on the details you've provided—a JBR tower apartment, a two-year occupancy, black speckles on an exterior wall, and the recent high humidity—this scenario is a textbook case for a professional mold inspection. The climate in Dubai, with its high humidity levels and the constant use of air conditioning, creates significant condensation risks, especially within building envelope penetrations and on thermal bridges like concrete columns, which are common in exterior walls.

In the UAE, the responsibility for structural and moisture-related issues originating from the building's exterior typically falls under the building management's purview, as per Dubai Municipality regulations. Your first step should be to formally notify your building management or owner's association in writing. They are obligated to address potential leaks or insulation failures that are causing the moisture intrusion. However, do not wait for their assessment to proceed.

Concurrently, you should engage a certified mold inspection specialist. A proper inspection involves more than a visual assessment; it includes moisture mapping with thermal imaging and moisture meters to identify the water source, followed by air and surface sampling to identify the spore types and concentrations. This scientific data is crucial for determining the appropriate remediation protocol and for holding the building management accountable if the source is structural.

For a comprehensive and legally defensible inspection report, I strongly recommend contacting a professional service. You can reach our certified team at Saniservice for an immediate consultation at 800-MOLDS (800-66537) or via email at hello@saniservice.com. We will document the issue thoroughly, identify the exact cause, and provide the necessary report to ensure the problem is resolved correctly, whether the responsibility is yours or the building's.
