Treat black mold myself or call maintenance?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, behind the clothes. It’s on the wall that faces the outside, and it’s been getting worse since the humidity spiked last month. What's the most effective way to treat this myself, or should I get my building's maintenance involved right away?

That black patch behind your clothes is a classic sign of condensation buildup on a cold external wall, made worse by Dubai's high humidity and constant AC use. For a patch smaller than one square foot, you can often handle it yourself.

First, move everything away from the wall and improve air circulation in the closet. Mix a solution of one part white vinegar to three parts water—it's effective on many common molds and less harsh than bleach. Wear an N95 mask and gloves. Scrub the area thoroughly, let it dry completely, and then monitor it. The key is to fix the moisture source; ensure your AC is set to a consistent temperature to reduce condensation on cold walls, and use a dehumidifier if possible.

However, if the mold returns quickly, covers a larger area, or has a musty smell, it's time to involve your building's maintenance. The issue could be a hidden leak in the external wall or insulation. Under Dubai's building codes, the responsibility for structural integrity and common building elements typically falls on the owner or management company. They should investigate for potential water ingress.

For persistent or widespread mold, a professional inspection is recommended to identify the species and the exact moisture source. In many cases here, what appears as simple surface mold is a symptom of a deeper condensation problem within the wall cavity, which requires a diagnostic approach to properly resolve.
