Urgent: AC leak causing black mold behind walls?« Back to Previous Page
|
The AC in our master bedroom in our Jumeirah villa has been leaking a bit for the last couple of weeks, and now I’ve just pulled back the corner of the carpet and found a patch of black mold underneath. With this humidity, I’m worried it’s spreading quickly behind the walls. How urgently do I need to get a professional mold remediation company involved, or is this something I can handle myself with a bleach solution first?

A professional inspection is strongly recommended in this case. The combination of an AC leak and Dubai's high humidity creates ideal conditions for mold to spread rapidly within wall cavities and under flooring, far beyond the visible patch. What you see is often just the tip of the iceberg.
Attempting a DIY bleach solution is not advisable. Bleach is ineffective on porous surfaces like drywall and wood, and it can push the mold deeper or release a high number of spores into the air, potentially worsening the problem. The priority is to stop the moisture source first—the AC leak must be repaired by a certified HVAC technician to prevent immediate recurrence. For the remediation itself, UAE regulations and best practices call for containment to prevent cross-contamination, professional removal of affected porous materials like carpet underlay and drywall, and HEPA-filtered air scrubbing. A reputable company should provide before-and-after testing to verify the spore count has returned to acceptable indoor levels. Given the location in a bedroom and the potential for hidden spread, a professional assessment is the most prudent course of action to ensure it is resolved safely and thoroughly. |
