In Dubai's climate, AC leaks create a constant source of moisture, and the high humidity provides ideal conditions for mould to thrive. The most urgent step is to have a certified mould inspector conduct an on-site assessment. They will use a moisture meter to find the full extent of water damage inside the wall and take air and surface samples for lab analysis. This is critical because what you see on the surface is often just a fraction of the total growth. The lab report will identify the species, which dictates the necessary remediation protocol.

Do not attempt to clean this yourself, especially with a baby in the home. Disturbing the mould without proper containment can aerosolize spores and spread them throughout the house. Professional remediation involves sealing the area, using HEPA filtration to capture spores, and physically removing all contaminated materials, like the affected drywall and insulation. After remediation, the underlying cause—the AC leak—must be repaired by an HVAC technician to prevent immediate recurrence.

Once the area is remediated and the leak fixed, request post-remediation verification (PRV) testing from an independent assessor to confirm the space is safe. Only then should the room be reoccupied.
