Urgent: AC smell and wall mold need immediate landlord attention?« Back to Previous Page
|
The AC in my apartment seems to be blowing out a really damp, earthy smell, especially when I first turn it on. I’ve just noticed a few small black spots starting to form on the corner of the bedroom wall behind the wardrobe. I’m in a high-rise in Jumeirah Lakes Towers and we’ve had all this humidity lately. Is this something I need to get my landlord to look at immediately, or can it wait a week?

That damp, earthy smell from your AC is a classic indicator of microbial growth inside the unit or ducting. Combined with the visible mold on your wall, this is a definite indoor air quality issue that should be addressed. Given Dubai's persistent high humidity, your AC is the primary defense against mold by removing moisture from the air; when it becomes a source of odor, it's no longer functioning correctly.
You should notify your landlord immediately. Under Dubai's rental laws, the landlord is responsible for maintaining the property's structural integrity and essential services, which includes a functioning air conditioning system. Document the issue with clear photos of the wall and a description of the smell. Forcing a musty AC to run can spread spores throughout the apartment. The wall mold behind the wardrobe is likely due to condensation, a common issue where cold walls meet warm, humid air, especially behind large furniture blocking airflow. This needs professional assessment to check for moisture within the wall cavity. A proper remediation involves more than just wiping the spots. The AC system requires a full internal inspection and sanitization by a certified technician to eliminate the odor source. For the wall, the area needs to be assessed for moisture, the mold remediated, and the root cause (like a lack of insulation on a cold bridge) identified to prevent recurrence. Waiting a week allows the problem to worsen in our climate. |
