Urgent: black spots in humid closet, wait for maintenance?« Back to Previous Page

We've lived here for 2 years in Jumeirah Village Circle and just noticed a few small black spots in the corner of our master bedroom closet. It's been really humid lately and the closet is on an exterior wall. Is this something I need to get looked at immediately or can it wait a couple of weeks until my landlord's maintenance guy is available?

Thank you for reaching out with your concern. This is a very common issue we see in JVC and across Dubai, especially during the high humidity season.

Based on your description—black spots on an exterior wall closet after a period of high humidity—this is highly indicative of active mold growth. The exterior wall is likely a "cold bridge," where condensation forms inside the wall cavity, creating the perfect damp environment for mold. A small visible spot can often be the tip of the iceberg, with a larger colony thriving unseen behind the drywall or within the insulation.

While it may not be a life-threatening emergency, I would not recommend waiting weeks. Active mold spores will continue to degrade the building material and can negatively impact your indoor air quality, potentially causing allergic reactions or respiratory irritation.

In the UAE, landlords are generally responsible for maintaining the property's structure and ensuring it is habitable, which includes addressing moisture intrusion issues. However, for a proper diagnosis, a professional inspection is critical. A maintenance handyman is not equipped to identify the moisture source, assess the extent of the contamination, or perform UAE-standard compliant remediation, which requires industrial-grade HEPA filtration and antimicrobial agents.

My strong recommendation is to document the spots with photos, inform your landlord of the issue, and request a professional mold assessment. Our certified inspectors can perform moisture mapping and air quality testing to provide a definitive report for your landlord.
