Urgent to clean black mold under shower sealant?« Back to Previous Page

My bathroom in our Jumeirah Village Circle apartment has had this musty smell for weeks, but I just pulled back the silicone sealant around the shower and found a bunch of black spots underneath. It’s been so humid lately that the window is constantly fogged up. How urgent is it to get this professionally cleaned, or can I handle it myself with bleach before it gets worse?

Black mold under silicone sealant is common here due to Dubai's high humidity and condensation from showers. It's a priority to address, as it indicates trapped moisture and active growth.

For a small, surface-level patch, you can clean it yourself. Bleach is not recommended—it only bleaches the surface and doesn't kill the roots. Instead, use a dedicated fungicidal cleaner or a solution of white vinegar and baking soda. Scrub thoroughly, then let the area dry completely for 24-48 hours with a dehumidifier or AC running before applying new sealant.

However, if the mold has penetrated behind tiles or the grout feels soft, it's a more serious issue. In apartments, hidden moisture can affect adjacent walls. Professional inspection is advised in these cases to assess the full extent with a moisture meter and possibly lab testing to identify the species, as some types like Aspergillus are more problematic in our climate. The DHA requires remediation for any extensive fungal growth in rental properties.

The key is not just cleaning but fixing the moisture source. Run your bathroom exhaust fan for at least 30 minutes after every shower and ensure your AC is properly maintained to control indoor humidity year-round.
