The AC in our Jumeirah Park villa has been making this damp, earthy smell for the last couple of weeks, and now I’m seeing a few small black spots inside the vent in the master bedroom. With how humid it’s been lately, I’m worried it’s getting worse. How urgent is it to get this professionally cleaned, or is it something I can handle myself for now?

The damp, earthy smell and visible black spots are strong indicators of active mold growth, a common issue in Dubai's climate due to high humidity and constant AC use. This is moderately urgent and should be addressed within a week or two to prevent it from spreading further into the ductwork.

While you can wipe the visible vent spots with a microfiber cloth and a diluted vinegar solution, this is only a temporary surface fix. The smell suggests the growth is likely deeper within the system, on the cooling coils or in the drip pan, which requires professional disassembly and cleaning to properly address.

For a villa system, a professional inspection is recommended. They can use borescopes to inspect the internal ducts and coils, identify the moisture source (often a clogged condensate drain), and perform a thorough cleaning with HEPA vacuuming and antimicrobial treatments. The goal is to remove the biofilm that the mold is growing on, not just the visible spores.

Given the year-round AC reliance in the UAE, this problem will recur without addressing the underlying humidity and condensation issues within the unit. After remediation, ensure regular maintenance, including changing filters every 3 months and checking that the condensate drain line is flowing freely.
