The ceiling paint in our Deira apartment bedroom has started to peel and bubble in one corner, and I just spotted a faint yellow stain around it. We had that heavy fog a couple of weeks back and I’m wondering if moisture got in. What’s the actual difference between damage from a simple water leak versus a more serious rising damp issue in these older Dubai buildings?

Good question. This is a classic issue we see in older Deira buildings, especially post-fog season. The key difference lies in the moisture source and pattern.
A water leak is a finite event, often from a burst pipe, AC condensation drain blockage, or seepage from an upstairs unit. The damage is typically localized, like your single corner. Peeling paint and a yellow or brownish stain are telltale signs. The moisture content in the wall will be high at the source but decrease rapidly as you move away. In Dubai, leaks are common from aging chilled water AC systems. Rising damp, however, is a continuous upward movement of groundwater through capillaries in the concrete and masonry. It's a more systemic issue. You'll see a distinctive "tide mark" of salts (efflorescence) at the peak of the moisture, as the water evaporates and leaves minerals behind. The damage is always ground-up, starting from the skirting boards and rising, often affecting a much larger, uniform section of the wall. It's less common here due to the water table but can occur in buildings with compromised or non-existent damp-proof courses. Given the age of many Deira buildings and the recent fog, a leak is statistically more probable. However, only a professional inspection with a deep-wall moisture meter and thermal imaging camera can definitively diagnose it. Misdiagnosis leads to ineffective, repeated repairs.
