What is the best long-term fix for shower mold?« Back to Previous Page

The grout between the bathroom tiles in our Marina apartment has started turning black, especially in the corners of the shower. It’s been getting worse over the last few months, even though I wipe the walls down after every use. I run the exhaust fan for at least 30 minutes, but the humidity just doesn't seem to go away. What is the most effective long-term solution to stop this mold from coming back for good?

The black discoloration in your grout is likely Cladosporium or Aureobasidium—common molds in Dubai bathrooms that thrive on the soap scum and body oils trapped in porous grout, not just moisture. Wiping down surfaces is good, but it doesn't remove the biofilm these molds root into.

The long-term solution requires addressing three factors: moisture, surface integrity, and organic matter. First, verify your exhaust fan is actually moving sufficient air; many older Marina apartment installations are undersized. Hold a single-ply toilet paper sheet to the vent while it's on; if it doesn't hold firmly, the fan is ineffective and likely needs upgrading to a higher-capacity model (measured in CFM). Run it for at least an hour after showering.

For the grout itself, surface cleaning is temporary. The mold's roots (hyphae) penetrate deep into the material. The most effective permanent fix is to have the contaminated grout professionally removed and replaced with a high-quality, mold-inhibiting epoxy grout, which is non-porous and prevents the organic buildup that mold feeds on. Ensure the wall cavity behind the tiles is completely dry before re-grouting to prevent moisture wicking back through.

Finally, a professional assessment can determine if there's a hidden leak or if humidity is migrating from the AC system, which is common here. In severe, recurring cases, a lab test can identify the species to confirm it's a surface mold and not a more problematic type requiring specialized remediation.
