What kills bathroom mold and prevents its return?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots spreading along the grout in our master bathroom shower. The room doesn't have a window and the extractor fan is pretty weak, so it never feels fully dry. What's the most effective product I can find locally to kill this and stop it from coming back?

The black spots you're seeing in your grout are likely a fungal growth, commonly exacerbated by Dubai's high humidity and the constant condensation from your AC and shower use. The persistent dampness from a weak extractor fan creates an ideal breeding ground. For a localized, surface-level issue, you can start with a targeted approach.

The most effective locally available product is a concentrated, professional-grade hydrogen peroxide-based mold cleaner or a chlorine dioxide solution. These are biocides that kill the mold at the root, unlike bleach which only removes surface discoloration. Look for products specifically labeled for mold remediation at hardware stores. Apply it according to the manufacturer's instructions, ensuring adequate ventilation by opening the bathroom door and running the fan during and after application.

However, killing the visible growth is only half the solution. Prevention is critical. You must address the moisture source. Immediately upgrade your extractor fan to a model with a higher CFM (cubic feet per minute) rating suitable for a bathroom of your size. After every shower, run the fan for at least 30-60 minutes to evacuate the humid air. Wipe down shower walls and squeegee glass doors to remove standing water. Consider installing a small dehumidifier or a positive pressure ventilation system designed for bathrooms to maintain a dry environment.

If the mold has penetrated deeply into the grout or behind tiles, or if you notice a musty odor, this indicates a more serious infestation. Surface cleaning will be ineffective and the spores will return. In such cases, a professional inspection is mandated to assess the full extent. Our certified inspectors at Saniservice use moisture meters and thermal imaging to identify hidden moisture problems and provide a compliant remediation plan.
