What should I look for in a proper mold inspection?« Back to Previous Page

We've lived in our villa in Al Barsha for two years and just noticed a patch of black mold in the corner of our master bedroom closet. It’s on the wall that faces the outside, and with the recent humidity, it seems to have gotten worse. I'm worried it's spreading behind the clothes. What should I look for in a proper mold inspection to find the root cause, like a possible leak or insulation issue, and not just a surface cleaning?

A proper mold inspection in Dubai should start with a thorough visual assessment of the entire room, not just the visible patch. The inspector should use a moisture meter to check the wall's internal moisture levels, especially on that external wall, as hidden condensation or a minor leak is a common culprit here. They should also use a thermal imaging camera to identify temperature differences that point to cold spots and potential thermal bridging, which causes condensation in our high-humidity climate.

Crucially, the inspection must extend to your AC system. The inspector should check the evaporator coil, drain pan, and ductwork for microbial growth, as a poorly functioning AC is often the source of excess indoor moisture that leads to mold. The goal is to find the root cause—be it a plumbing leak, compromised building envelope, or AC issue—not just document the visible growth.

For verifiable results, ensure the inspection includes surface or air sampling. These samples must be sent to an accredited microbiology lab for analysis to identify the specific mold species. This report is essential, as it confirms the presence of mold, identifies the type, and provides the data needed to plan an effective remediation, not just a surface wipe-down. Any inspector who cannot provide this documented, lab-based evidence is not conducting a complete assessment.
