What to look for in a mold inspection company?« Back to Previous Page

Our master bedroom closet in our Jumeirah villa always feels damp, and I’ve started finding small black spots on some of my leather bags and shoes stored in the back. We run the AC constantly, but it seems worse since the humidity really kicked in a couple of months ago. What’s the most important thing to look for in a mold inspection company to make sure they find the actual source of the moisture and not just treat the visible mold?

Look for a company that starts with a comprehensive moisture mapping assessment, not just a visual check for mold. In Dubai villas, the source is often a hidden condensation issue within the AC ductwork servicing that room, a small plumbing leak in the wall, or inadequate insulation causing the cold closet to attract humid air. A proper inspection uses tools like thermal imaging cameras to find temperature differentials and hygrometers to measure relative humidity inside the closet versus the room.

They must provide a clear, written report that details the exact moisture source and the species of mold present, not just a recommendation for remediation. This requires professional air and surface sampling sent to an accredited microbiology lab for analysis. The report is your roadmap; without it, you're only treating the symptom.

Avoid companies that immediately push for a full remediation package without this diagnostic phase. In a climate with year-round AC use and high humidity, the root cause must be identified and corrected, or the mold will simply return. A credible inspector will explain how their findings align with Dubai Municipality's guidelines for indoor environmental quality.
