I noticed mold inspection recently and I'm concerned. What should I be looking out for and when should I call a professional?

Look for visible mold growth, which often appears as black, green, or brown speckled patches on walls, ceilings, or around AC vents. A persistent musty odour is a strong indicator of hidden mold, even if you can't see it. Pay close attention to areas prone to dampness or condensation, like bathroom ceilings, under sinks, behind appliances, and around window frames where cool indoor air meets the hot exterior.

In Dubai's climate, with high humidity and year-round AC use, your air conditioning system is a common source. Check the drip pans and insulation around AC units for moisture accumulation. Condensation from the constant cooling cycle creates an ideal environment for mold to thrive inside ducts and units.

Call a professional for an inspection if you notice a widespread area of visible mold (larger than a square meter), if the musty smell persists despite your cleaning efforts, or if household members are experiencing unexplained respiratory issues, headaches, or allergy symptoms that improve when they leave the property. You should also seek a professional assessment if you discover mold returning after a previous water leak or flood, as the root moisture problem may not be fully resolved. A proper inspection involves moisture mapping, air and surface sampling, and lab analysis to identify the species and concentration, which is crucial for determining the correct remediation plan.
