What's the difference between mold and mildew in Dubai?« Back to Previous Page

The wall behind the sofa in our Deira apartment has a patch that feels slightly damp to the touch, and I just spotted a few tiny black spots on it. We've lived here for 2 years and just noticed this, and I’m worried it might be getting worse after running the AC constantly. What is the actual difference between mold and mildew, especially in a humid climate like Dubai, and which one is more dangerous to have in your home?

Excellent question, and a very common one we get here in the UAE, especially from residents in older buildings in areas like Deira. The damp patch and black spots you're describing are classic signs of a moisture issue that needs immediate attention.

Fundamentally, both mold and mildew are types of fungi that thrive in damp, humid conditions—exactly what our AC units are constantly fighting against. The key differences are in their appearance, structure, and potential health impact.

Mildew is generally a surface-level fungus. It appears as a flat, powdery, or fluffy white or light grey patch. It's easier to clean off with a dedicated cleaner and is primarily a cosmetic issue, though it can have a musty odor and trigger minor allergic reactions in some people.

Mold, particularly the black spots you mentioned, is the more serious concern. It's often fuzzy or slimy and can be black, green, or even red. More importantly, it penetrates deeper into porous materials like drywall and wood, causing structural damage over time. In terms of health, certain types of toxic black mold (Stachybotrys chartarum) can produce mycotoxins that lead to significant respiratory problems, persistent headaches, and allergic reactions, especially in children, the elderly, or those with compromised immune systems.

Given Dubai's extreme humidity, what starts as simple condensation from an AC unit can quickly escalate into a mold problem behind walls. The fact that it feels damp and you see spots means it's active. I strongly recommend a professional inspection. DIY attempts can often disturb the spores and spread them throughout your apartment. Our teams are certified by Dubai Municipality guidelines to safely assess and remediate such issues, ensuring it's done to code and doesn't recur.
