We’ve lived here for 2 years and just noticed a patch of black spots spreading on the wall behind our bedroom wardrobe in Jumeirah. They will first conduct a visual assessment, moving the wardrobe to fully expose the area. Expect them to use a moisture meter to check the wall’s water content and a thermal imaging camera to scan for hidden dampness or condensation points within the wall cavity, which is common here due to the high humidity and constant AC use creating thermal bridges. The inspector should also assess the room’s ventilation and the AC unit itself, as a poorly draining or undersized unit often contributes to bedroom moisture problems.

The most critical step is surface or air sampling. A reputable inspector will send samples to an accredited microbiology lab (like the one we operate) to identify the mold species.
