Who fixes black mold in a rental bathroom?« Back to Previous Page

The grout between the tiles in my master bathroom shower has started turning black, and there's a persistent damp smell even though we run the exhaust fan. We’re in an older building in Deira and have been renting this flat for about three years with no issues until now. With the humidity lately, it seems to have gotten much worse very quickly. Who is responsible for dealing with this kind of mold issue, me as the tenant or my landlord, and what’s the best way to approach them about it?

As a certified mold remediation specialist operating in Dubai, this is a common scenario we encounter, especially in older buildings in areas like Deira. The black discoloration in your grout is almost certainly active mold growth, and the damp smell confirms a persistent moisture issue that your exhaust fan alone cannot resolve.

Under UAE tenancy law, specifically Law No. (26) of 2007, the landlord is responsible for maintaining the property's structural integrity and ensuring it is habitable. This includes addressing underlying issues that cause mold, such as faulty waterproofing, leaking pipes within the walls, or inadequate ventilation systems. Cosmetic cleaning of surface mold might fall to you, but a recurring problem like this, especially with an odor, points to a systemic issue that is the landlord's legal obligation to fix.

The best approach is to formally notify your landlord or property management company in writing. Clearly describe the issue, mention the potential health risks and property damage, and reference your right to a habitable property. We strongly recommend you do not attempt to bleach or scrub it yourself, as this can agitate spores and fails to address the root moisture problem.

For a definitive assessment, a professional inspection is crucial. We use thermal imaging and moisture meters to pinpoint the hidden source of the water intrusion that's feeding the mold behind the tiles. This evidence is invaluable for your landlord to understand the seriousness.

If they are unresponsive, you can escalate to the Dubai Land Department's Rental Dispute Center. For an immediate professional assessment, you can call our team at 800-MOLDS (800-66537) or email hello@saniservice.com.
