Who fixes black mold in my rental: me or landlord?« Back to Previous Page

My kids have been coughing and I suspect it's from the black mold that's been spreading across the ceiling in our master bathroom in our Al Barsha apartment. It's gotten way worse since the humidity kicked in a couple of months ago. I've tried cleaning it with bleach, but it just comes back darker. Is this something I'm responsible for fixing, or should my landlord handle it, and what's the best way to approach them about it?

Your landlord is generally responsible for fixing structural moisture issues that cause recurring black mold, as per standard Dubai rental contracts. However, if the mold growth was caused by tenant negligence, like failing to use the exhaust fan, the responsibility could shift.

In your case, the cause appears to be high humidity and a potential condensation issue in the ceiling, which is a building maintenance problem. The key is to formally notify your landlord in writing (email is best), describing the issue and linking your children's coughing to the mold. Mention that temporary cleaning with bleach has failed and the problem is worsening with the humidity. Politely request a professional inspection to identify the moisture source, as simply wiping the mold will not stop it from returning.

For a case this persistent, a professional assessment is wise. They can identify if the issue is inadequate ventilation, a hidden leak, or insufficient insulation causing condensation—common in Dubai's climate where AC use creates constant temperature differentials. This documented report can be very useful in discussions with your landlord. If they are unresponsive, you can reference Dubai's Rental Dispute Center, as a landlord is typically obligated to provide a habitable property free of health hazards.
