Who fixes low water pressure in a rental?« Back to Previous Page

We've been in our villa in Al Barsha for about a year, and the water pressure from our kitchen tap is just a trickle. I keep seeing ads for water-saving aerators, but I'm not sure if I'm even allowed to change the fixtures myself or if this is something I need to bug my landlord about.
Who is responsible for installing eco-friendly upgrades in a rental, the tenant or the property owner?

In Dubai's rental properties, the responsibility for fixing low water pressure, including at the kitchen tap, falls primarily on the property owner or landlord. This is governed by the rental law (Law No. 26 of 2007) which stipulates that the landlord is responsible for maintaining the property's main infrastructure, including the plumbing system. A faulty pressure-reducing valve (PRV), clogged pipes, or a main supply issue are not tenant responsibilities.
However, the installation of eco-friendly upgrades like water-saving aerators exists in a grey area. While you can purchase and install them yourself, you technically need written permission from the landlord to alter any fixed fixture. A better approach is to report the low pressure issue first. When the plumber arrives, you can then ask if installing an aerator is a suitable solution; often, they will do it for you with minimal cost, ensuring it doesn't void any warranties or cause damage. Before anything, check if the low pressure is isolated to just that one tap. If so, the aerator itself might be clogged with limescale – a common issue in Al Barsha due to our hard water. You can try unscrewing it and soaking it in vinegar. If the problem is building-wide, you must contact your landlord. For persistent or complex pressure issues that affect your indoor environmental quality, a professional inspection is key to diagnose the root cause. We can assess your entire water system.
