Who fixes mold in a Dubai rental, tenant or landlord?« Back to Previous Page

We've lived in our apartment in Jumeirah Village Circle for two years and just noticed a patch of black mold spreading from behind the wardrobe in the master bedroom. It must have been growing slowly for a while because the wall feels slightly damp. Our contract is up for renewal soon, and I'm worried about the health of our baby who sleeps in the room with us. Am I responsible for cleaning this, or is it the landlord's duty to fix the underlying issue?

Mold remediation responsibility in Dubai rentals depends on the cause. The landlord is legally responsible for fixing structural issues causing the moisture, like leaking pipes, faulty external waterproofing, or cracks in the building envelope. The tenant is typically responsible for damage resulting from their own actions, like failing to use the AC adequately, which leads to excess humidity and condensation.

Given the mold is spreading from behind a wardrobe on a damp wall, this strongly suggests a hidden leak or penetrating damp from outside—a structural issue. JVC buildings can be prone to such issues. Document everything with photos and dates, then formally notify your landlord and property manager in writing immediately. They are obligated to investigate and repair the source of the moisture under Dubai’s rental laws.

For a baby in the room, do not attempt to clean it yourself, as disturbing it can release spores. The underlying water issue must be solved first. A professional inspection can identify the exact moisture source and mold type, which is crucial for your landlord to understand the repair scope and for you to assess any health risks. Keep the area ventilated and consider temporarily relocating your baby until the source is addressed.
