Who handles AC mold in a Marina high-rise?« Back to Previous Page

The AC in my bedroom has been leaking a bit onto the wall behind the headboard. We just moved the bed and found a huge patch of black mold spreading there, probably from the summer humidity. I’m really worried about the health risks and the damage to the apartment wall. For something like this in a Marina high-rise, should I just get a cleaning company, or is this something the building maintenance has to handle, and what’s a realistic cost to get it professionally treated?

The responsibility typically depends on the source. If the mold is on the wall due to a leak from the AC unit's internal condensate drain line, that is generally the responsibility of the building maintenance, as the AC unit itself is part of the building's central system. You should report it to your building's facility management or owner's association immediately. However, if the mold growth is due to condensation from high indoor humidity or a lack of insulation on the wall (a common issue in Marina apartments where exterior walls meet cold AC air), the remediation of the wall surface itself may fall to you as the tenant.

Given the extent you describe, professional remediation is strongly advised. The combination of Dubai's high humidity and cellulose-based building materials like drywall allows mold to penetrate deeply. Scrubbing visible growth often fails to address the root moisture problem or the hyphae growing within the wall, leading to rapid regrowth.

For a situation like this, a professional inspection is the first step to identify the exact moisture source and extent of contamination. Remediation involves isolating the area, removing contaminated porous materials like damaged drywall and insulation, HEPA vacuuming, and antimicrobial treatment of the cavity. The final cost is highly variable, as it depends on the square footage affected, whether wall removal is necessary, and the accessibility of the leak. It is best to request assessments from certified providers who can outline a scope of work.
