Who handles black mold repair in a rented apartment?« Back to Previous Page

The AC in our bedroom has been leaking a little for a while, but now I've pulled back the corner of the carpet and found a huge patch of black mold underneath near the wall. We've lived here for 2 years and just noticed it, and I'm really worried about our health. Who is responsible for handling this kind of repair in a rented apartment in JVC, the landlord or me as the tenant?

The landlord is typically responsible for structural repairs and issues related to the building's systems, like a leaking AC unit. Under Dubai rental law (RERA), the landlord must maintain the property in a habitable condition. Since the mold is a direct result of a long-term AC leak, which is a maintenance issue, this falls under their responsibility.

You should immediately notify your landlord or property management company in writing, including clear photos of both the leak and the mold. For a case this severe—a large, hidden colony that’s been growing for up to two years—a professional inspection is essential to assess the full extent. The constant humidity and year-round AC use in Dubai create ideal conditions for mold to spread behind walls and under flooring.

Do not attempt to clean this yourself. Disturbing a large patch of black mold can release a high concentration of spores into your living space. Remediation requires containment, professional-grade HEPA filtration, and proper disposal of contaminated materials like carpet and padding. The AC unit itself will also need to be inspected and repaired to stop the source of moisture. Your priority is to document the issue for the landlord and request a professional assessment to resolve the health hazard.
