The AC in our villa in Mirdif has been acting up for a couple of weeks, and now I've just found a patch of black, fuzzy mold spreading along the corner of my bedroom wall behind the wardrobe. The room has started to smell damp no matter how much I clean. Who is the best company to call in Dubai for proper mold remediation, and is this something our landlord should be handling?

Responsibility depends on the source of the moisture. Under Dubai rental law (RERA), landlords are generally responsible for addressing structural defects that cause water intrusion, such as leaking pipes, faulty AC condensation drainage, or cracks in the building envelope. If the mold growth in your Mirdif villa is a result of a leaking AC unit or a seepage issue in the wall, it is the landlord's obligation to fix it.

However, tenants are responsible for issues stemming from their own negligence or lifestyle, such as inadequate ventilation leading to excessive humidity. Dubai's climate, with its high humidity and year-round AC use, creates perfect conditions for condensation and mold if air circulation is poor.

For a patch spreading behind furniture, a professional inspection is critical to identify the moisture source. Document the issue with photos and formally notify your landlord or property management company in writing. They should arrange for a proper assessment. If the landlord is unresponsive, you can escalate the matter to the Dubai Land Department's Rental Dispute Center (RDC).

For remediation, you need a company that provides diagnostic testing to identify the mold type and uses industry-standard containment and removal procedures, not just surface cleaning. The process should include fixing the underlying moisture problem to prevent recurrence.
