Who is responsible for AC leak and mold cost?« Back to Previous Page

The AC in my apartment seems to be leaking into the wall of my bedroom in Silicon Oasis, and now there’s a huge patch of black mold spreading behind the wardrobe. It’s been getting worse since the humidity started rising a couple of months ago, and the smell is awful. Who is responsible for fixing this and the cost of cleaning – me as the tenant or my landlord?

In Dubai, the landlord is generally responsible for structural repairs, which includes fixing the AC unit and its condensate drain line that caused the leak. The resulting mold remediation is also their responsibility, as it is a direct consequence of a maintenance failure. Your first step is to notify the landlord or property management company in writing immediately, with clear photos of the leak and mold.

Tenants are typically responsible for reporting issues promptly and for damage resulting from their own negligence. Since you've noted it worsening over months, your timely reporting is crucial. For a case this severe—a large patch with a persistent smell—a professional inspection is essential to determine the full extent behind the wardrobe and inside the wall cavity.

The Dubai climate, especially the high summer humidity, accelerates mold growth from any moisture source. Do not attempt to clean this yourself with bleach, as it will not address the root cause and can disturb toxic spores. The landlord should arrange for both the AC repair by a certified technician and the mold remediation by a specialist who can contain the area and verify removal with post-cleaning testing.
