The AC in my bedroom has been leaking a bit for over a month, and now I’m seeing a spreading black patch on the wall behind the wardrobe. An AC unit leaking for over a month is a clear maintenance issue that the landlord is legally obligated to address. The resulting mold growth is a direct consequence of this unresolved moisture intrusion.

Your landlord's claim that you do not run the AC enough is not a valid defense. While occupant behavior can contribute to general humidity levels, a persistent leak from the AC unit itself is a mechanical failure.
