Who is responsible for AC mold repair csots in Dubai?« Back to Previous Page

Our AC unit in the bedroom has been leaking a bit for the last few weeks, and now we’re seeing a patch of black mold spreading on the wall behind the curtain. My landlord says it's a maintenance issue for me to handle, but I’m worried about the health risks and the damage to our furniture. Who is actually responsible for fixing this and the cost of the repairs in Dubai?

Under Dubai rental law (Law No. 26 of 2007), the landlord is responsible for the maintenance of the main structure of the property and its core systems, which includes the central AC unit and any resulting damage to walls. Since the mold growth is a direct result of a leaking AC unit, the repair and remediation cost should fall to your landlord.

Notify your landlord in writing immediately, detailing the leak and the mold growth with clear photographs. The persistent high humidity here causes mold to spread quickly from condensation issues, and prolonged exposure can cause respiratory irritation and allergic reactions. For a patch that size, professional remediation is likely needed to properly dry the wall cavity and treat the mold to prevent it from returning, which is a structural health issue for the property.

If the landlord refuses to acknowledge responsibility, you can file a complaint with the Rental Dispute Center (RDC) in Dubai. For your own safety, consider a professional indoor environmental assessment to document the extent of the issue; this provides a scientific basis for the required repairs and can be used as evidence if a dispute arises.
